SEARCH FOR A PROPERTY
Browse for your prospective new home in our ‘To Let’ section, ensuring you also register on our database to receive email alerts when new properties become available. Rentals are also available to browse on Rightmove and Zoopla. Properties can disappear quickly due to demand, so please call us as soon as you see a property you are interested in viewing.
ARRANGE A VIEWING
Book in to view the property of interest by calling our office directly on 01925 600290. If already registered, we will quickly double check your details and eligibility for the property in question, based on your circumstances. Viewing is essential before submitting an application.
If the property is right for you, you are welcome to request and complete an application form by speaking with a member of our lettings department. We will require documentation to complete your anti-money laundering and Right to Rent checks. Each individual applicant will need to complete these steps. You can find a full government guide on How to Rent at www.gov.uk/government/publications/how-to-rent for your reference at this stage. If your application is successful, a holding deposit will be taken in order for further viewings to end and to begin the referencing process.
You will be informed by our lettings department of the obligations you and your landlord undertake as part of the agreement, along with our role as an agent. Once all questions from both sides are sufficiently addressed, referencing will begin, from which point we will keep you updated over the days commencing. Please be aware that delays can be expected due to the involvement of third parties and circumstances out of our control, as we await responses from employers or previous landlords, income credit checks and character references. A target move-in date will be set.
At this point, you can expect to sign the tenancy agreement, complete right to rent checks, address prescribed information, Section 48 and any agreed addendums. This process can all be completed online, at this stage your security deposit and first month’s rent will be requested.
A member of our lettings department will personally meet with you at the property to test smoke alarms and finalise all documentation, handing over the keys and wishing you well in your new home!
